Buying a home is an exciting milestone, but closing day isn't the finish line. It's the beginning of homeownership.
After helping buyers purchase homes throughout north Mississippi, I've noticed that many first-time buyers (and even experienced homeowners) are surprised by a few things once they've settled into their new home.
None of these are reasons not to buy a home. In fact, they're simply part of owning property in our region. Knowing what to expect can help you budget, plan ahead, and enjoy your home with fewer surprises.
Here are nine things I think every buyer should know before closing.
North Mississippi's climate is beautiful, but our humidity can be tough on homes.
Your HVAC system isn't just cooling the air. It's also removing moisture from your home. When it's not working efficiently, you may notice condensation around air vents, musty smells, or even mildew in bathrooms and closets.
A few simple habits can make a big difference:
Change your HVAC filter regularly.
Have your system serviced each year.
Use bathroom exhaust fans after showers.
Consider a dehumidifier if your home tends to stay damp.
If you're moving here from another part of the country, this one often comes as a surprise.
Termites are common throughout Mississippi. That doesn't mean every home has a problem. It simply means homeowners need to stay proactive.
Many homes have an active termite bond through a pest control company. Annual inspections and preventative treatments are far less expensive than repairing termite damage later.
Keeping mulch away from your foundation and managing moisture around the home also helps reduce risk.
One of my favorite things about homes in Oxford and Water Valley is the abundance of mature trees. They provide shade, character, and curb appeal that newer neighborhoods often can't match.
They also require ongoing care.
Branches should be inspected after storms, gutters need to be cleaned more frequently, and large trees occasionally need professional trimming to keep your home protected.
It's simply part of owning property in an area with established landscaping.
Many buyers assume their insurance premium stays the same year after year.
In reality, insurance rates can increase due to changing construction costs, weather events, or market conditions.
I recommend reviewing your policy annually and shopping rates every few years. A little comparison shopping can sometimes save hundreds of dollars.
Your principal and interest payment usually stays the same if you have a fixed-rate mortgage.
However, your total monthly payment can change.
That's because property taxes and homeowners insurance are often paid through an escrow account. If either expense increases, your monthly payment may increase as well.
It's completely normal, but it surprises many first-time homeowners.
If you're relocating from outside the area, you're in for a unique experience.
Home football weekends bring incredible energy to Oxford. Restaurants are packed, traffic increases, and the Square becomes one of the busiest places in Mississippi.
Many people absolutely love it.
Others simply appreciate knowing when to plan errands a little differently.
It's one of the many things that makes Oxford special.
Many buyers love homes just outside Oxford or Water Valley because they offer more privacy, larger lots, and beautiful scenery.
If your property has a well or septic system, there are a few additional responsibilities that come with homeownership.
Septic systems should be inspected and pumped periodically, and well water should be tested from time to time to ensure everything is functioning properly.
These systems are very reliable when they're maintained, but they do require occasional attention.
Two homes with the same square footage can have very different utility costs.
Factors like insulation, windows, ceiling height, shade trees, HVAC efficiency, and the age of the home all play a role.
If utility costs are important to you, don't hesitate to ask the seller if they're willing to share recent utility bills. It can provide valuable insight before you buy.
This may be the biggest surprise of all.
Most buyers spend months thinking about bedrooms, bathrooms, kitchens, and floor plans.
After they move in, they often realize the people around them become just as important.
Whether it's neighbors checking on your home while you're away, lending a ladder after a storm, recommending local contractors, or welcoming you into the community, those relationships can make a house truly feel like home.
One of the things I appreciate most about Oxford, Water Valley, and the surrounding communities is the people. It's something you can't always measure during a showing, but it often becomes one of the best parts of homeownership.
Buying a home is one of the biggest investments you'll ever make, and every region has its own quirks. North Mississippi is no different.
Understanding what to expect after closing can help you feel more confident and prepared as you begin this next chapter.
